5 Reasons Why Winter is the Best Time to Buy and Sell

When it comes to buying or selling a home in the winter months, you’re probably going to deal with a rare breed of people who are extra motivated, less picky and ready to make a deal.

That doesn’t sound bad at all, does it?

Contrary to popular belief, winter months could be an ideal time to buy or sell. In a city like Boulder where the median sale price exceeds about $800,000, we’re here to help you discover the benefits of buying or selling during the reign of old man winter.

1. It could be cheaper for all involved

Because mortgage rates typically go up after winter months, both buyers and sellers can benefit during this time of year. Lock in that rate before it rises!

2. Parties are serious on both sides of the table

If you’re selling, you may not see buyers flock to your listing like they do in spring, but the ones who are interested are really interested. Your home is likely to be on the market for less time, so that means you can get on with your life – and your next home – sooner rather than later. This is especially true after the New Year.

Boulder attracts new jobs all the time and relocations can typically happen in the beginning of the year. If you’re interested in a no-nonsense sale with someone who’s motivated to move on a schedule, this could be the perfect time. Think about it – why would people want to move in the winter? Their job or living situation is likely pushing them to make a decision during months wrought with holiday melee, snow and ice. In other words, you’re not dealing with window shoppers.

The same goes for sellers. They could have waited to list until they’d get two to three times as many offers, but for some reason they may need to sell now.

And here’s the best part about wintertime buyers: They know there’s less homes out there and they’re likely to be less particular. If you’ve ever sold a home in the summer, you know the painful sound of “but I wanted four baths, not three!” In January, the cry for extra-special amenities could be much less audible because – for better or worse – buyers know there’s less to choose from.

3. You can choose your battles

For buyers, you can rest assured there is going to be less competition. After all, Boulder is one of the hottest real estate markets in the U.S. Any advantage you can give yourself in this arena is going to be a welcomed gift. Waiting until the warmer months is going to mean all-out bidding wars. Why not lock in your purchase during the slow months so you can spend your summer watching the sun set behind the Flatirons instead of stressing over a negotiation?

As we mentioned earlier, your pickings are going to be slimmer. If you’re the type who has a hard time deciding, perhaps the smaller inventory is a blessing in disguise because there’s less to choose from.

4. Homes are on the market a bit longer

Another upside for wintertime buyers and sellers is the length of a transaction. Instead of the usual whirlwind offer-bid-acceptance sprint, buyers and sellers could experience a more normalized transaction experience. For instance, buyers may have a night to sleep on it (imagine that). Will the buyer accept terms that hasten the sale so the seller can close the deal (at a lower price) and find a new home quickly? You’ll have time to discuss what’s most important for you.

5. Crystal clear view of maintenance

Want to see a true picture of what winter maintenance is going to look like at your new home? Start your search now because there’s no time like the winter to show a home’s true colors.

When you visit the home in its winter state you can check out gutters, the heating systems, roof and plumbing during relentlessly cold days. Who knows? Maybe the icicles and snow will keep your competition away, too.
