5 Reasons Why Winter is the Best Time to Buy and Sell

When it comes to buying or selling a home in the winter months, you’re probably going to deal with a rare breed of people who are extra motivated, less picky and ready to make a deal.

That doesn’t sound bad at all, does it?

1. It could be cheaper for all involved

Because mortgage rates typically go up after winter months, both buyers and sellers can benefit during this time of year. Lock in that rate before it rises!

If you’re selling, you may not see buyers flock to your listing like they do in spring, but the ones who are interested are really interested. Your home is likely to be on the market for less time, so that means you can get on with your life – and your next home – sooner rather than later. This is especially true after the New Year.

Boulder attracts new jobs all the time and relocations can typically happen in the beginning of the year. If you’re interested in a no-nonsense sale with someone who’s motivated to move on a schedule, this could be the perfect time. Think about it – why would people want to move in the winter? Waiting until the warmer months is going to mean all-out bidding wars. Another upside for wintertime buyers and sellers is the length of a transaction. Instead of the usual whirlwind offer-bid-acceptance sprint, buyers and sellers could experience a more normalized transaction experience. For instance, buyers may have a night to sleep on it (imagine that). Will the buyer accept terms that hasten the sale so the seller can close the deal (at a lower price) and find a new home quickly?
