NoBo, a new “North Boulder Neighborhood” is an alternative to suburban sprawl embracing new urbanism. These architecturally diverse homes accommodate your patterns of living and encourage a high quality lifestyle with conveniences and community in mind!

Neighborhood Amenities & Landscape. The NoBo 8.5 acre pedestrian-friendly neighborhood has treelined streets and a private neighborhood park. It is less than 2 blocks from any given point in the subdivision. There is a bike path along the northern border of the neighborhood that connects the Holiday-NoBo community as well as nearby parks, shops, restaurants, cafes, art studios, open space and a city-wide bike trail system. Directly to the west of the bike path and east of NoBo there is a large retention pond surrounded by riparian vegetation. Just to the north of the retention pond there is a nicely landscaped corridor offering a wide variety of native grasses, shrubs and trees. Additionally proposed, on the north side of the site, will be a retention wall providing a barrier from the street. On the neighborhood side of the retention wall, will be a native edible wild garden as well as a community garden.

Location. The NoBo Neighborhood is located in the heart of North Boulder on the eastern edge of the hottest, new urban mixed-use community. The subdivision is due east of Holiday Neighborhood and north east of Uptown Broadway. NoBo borders Yarmouth on the south side, 28th St. on the northeast side, and 18th St. on the west. It’s perfectly situated between the foothills and plains, just a stone’s throw from open space, trails, and the Boulder Reservoir.

Community Amenities. NoBo residents are able to enjoy the convenience of walking to local eateries like Proto’s Pizza, Organic Orbit Restaurant, 4580 Restaurant, a Subway as well as café’s such as Spruce Confections Café & Bakery & Amante Coffee. The community will also accommodate personal, health, and fitness needs with Zumo Hair Salon, Eos Massage, Iron Works Fitness Center (a 24 hr gym), Boulder Cycle Sport (a bike shop), and Boulder Quest (a meditation/karate studio). With businesses like Mercury Framing and Revolution Dry Cleaner’s, architects, mortgage and tax consultants, the community will support a diversity of commerce to serve all of your needs. The area is also expecting a bank, architect studio and gift store with more business to come! Galleries, proposed outdoor cinema, city parks, community gardens, proposed library branch and the Boulder Journey Pre-School are all within a few blocks of the subdivision!

Models/Floorplans. We currently have over 19 plans/models, however, are architects will continue to design more plans/models so that the neighborhood is diverse. No two homes will look just alike. Total square footage ranges from 3100 to 3900 which includes an unfinished full-size basement. Finished above grade square footage ranges from over 2100 to 2700. All homes have 2-car attached garages.

Project timeline: Entire subdivision projected for completion by December 2008.

Construction Timeframes. Estimated total time of construction for each home is approximately 8 months.
This includes approximately 2 to 3 months for the permitting process and 4 to 6 months for construction.

Pricing. Our pricing is extremely competitive. We currently offer the lowest price per square foot (based
on price per finished square foot above grade) that we’ve seen for new construction projects in the
Boulder proper area. Please refer to our Price Sheet for current pricing.

Lot Sizes. Homes sit on low-maintenance lots that range from 3075 square feet (.07 ac.) to 6816 square
feet (.16 ac).

Buying a Home. Once you are notified that a contract is ready, you will have the opportunity to sign a
contract to purchase the home! If you decline your option, we simply refund your money. Earnest
money deposit amount is $20,000 due at contract signing. You will have approximately five calendar
days from the time both you and the seller sign the contract to review the contract and terminate without risking any earnest money. You will then receive a Homeowner’s Critical Checkpoints list that will
outline the remainder of the home buying process.

Finishes. Some of our standard finishes include stainless steel appliances, wood floors throughout the
main floor, maple or birch cabinets, and granite slab counters in the kitchen, and vaulted ceilings in
master, 2nd and 3rd bedrooms.

Beds/Baths/Study: 3-4 bedrooms, 3 bath minimum & one main floor home office.

Outdoors Spaces: NoBo homes offer front porches, bedroom decks, patios and/or courtyards.

Landscaping: Standard landscaping will cover the front yard with either 5 shrubs, one 2" in diameter
deciduous tree, sod and an irrigation system or a xeriscape plan with optional fencing
